RentalBHK is a platform for searching and listing rental properties.
We do not own, rent, or sell any properties directly.
RentalBHK acts as an intermediary for transactions conducted through its "Rent Online" feature but is not a party to the final rental agreement between tenants and owners.

You must be at least 18 years old to use RentalBHK.
By registering, you confirm that the information you provide is accurate and truthful.

Provide accurate details about the property, rent, and conditions.
Upload valid documents (e.g., property tax, EB bill, patta, registration).
Ensure you have the legal right to rent out the property.
Provide accurate bank account details for receiving payments through the "Rent Online" service. The owner is solely responsible for any issues arising from incorrect banking information.
Respond to the OTP confirmation request in a timely manner to finalize an online rental.
Be transparent about additional charges (painting, damages, electricity, etc.) that are handled outside the platform.

Provide valid information during registration.
Verify property details before making commitments.
Understand that the "Rent Online" service covers only the first month's (or first day's) rent. All subsequent payments and agreements are to be handled directly with the property owner.
Respect the property and the owner’s rules.

We provide a secure platform for an initial online rental transaction which includes:
- An explicit agreement detailing the payment flow and commission structure.
- OTP verification from the property owner to confirm the rental.
- Secure payment collection from the tenant for the first month's (or day's) rent.
- Generation of an official, downloadable Rental Certificate upon successful payment.
This service is only for the first rental period (e.g., first month or first day for daily rentals). All further dealings are direct between the owner and tenant.

For online rentals, the tenant pays the total first month's (or day's) rent to RentalBHK.
RentalBHK will deduct a 1% commission from this amount.
The remaining 99% of the rent will be transferred to the property owner's bank account provided during registration.
Owners may also be required to pay a one-time registration fee to list properties.
RentalBHK is not involved in or liable for any payments made between owner and tenant outside of the initial "Rent Online" transaction.

RentalBHK is not responsible for disputes arising from the rental agreement after the initial online transaction.
We do not guarantee property quality, safety, or legality beyond the documents provided for verification.
RentalBHK is not liable for payment transfer failures due to incorrect bank account information provided by the property owner.
Fraudulent or misrepresented listings are the responsibility of the owner.

All personal data, financial information, and documents are stored securely.
We only share data as required for transactions, verification, or legal compliance.

We may suspend or terminate accounts that misuse the platform, provide false details, or violate these Terms.

RentalBHK may update these Terms from time to time. Continued use of the app means acceptance of updated Terms.
